Hip Hip Hooray!

The Waukesha Symphony has announced their new schedule and one of the venues will be our very own Oconomowoc Arts Center. If you have not been to the OAC you must see this fabulous setting.

The handsome wood paneled stage, full orchestra pit, rigging and so much more make this an outstanding addition to Oconomowoc. The OAC is adjacent to the High School and is just minutes from I-94 off of Summit Avenue. Pro Health’s new hospital addition is the immediate neighbor to the OAC. The new season at the OAC will be a hit, I am sure. I can’t wait for the new schedule.

Lake Country Culture

In Wisconsin, spring comes in its own good time. Since we can’t always count on that beautiful, sunny day bike ride or walk along the lakeshore, we hunt for fun and exciting things to do that may occupy a chilly evening, or a rainy afternoon. Lake Country offers many such activities. I’d like to highlight a gem of an organization, which many area locals are not familiar with. It is called the Waukesha Area Symphonic Band, or WASB for short.

It resides at Carroll University, in Waukesha. “The Waukesha Area Symphonic Band began in the fall of 1976 as the result of concerned musicians who recognized the need for an adult music organization in the community that was dedicated to the serious performance of outstanding music for winds and percussion.” The band is comprised of adults from various professions; doctors, attorneys, music educators, business owners, and even a realtor or two.

Being a lifelong French Horn-playing “band-geek”, I have sought out community orchestras and bands, my entire adult life. It is such a treat to find an organization of this caliber, in my own back yard, and one that offers such a beautiful facility, in which to perform. There are old friends, and new friends within the group, and several from my culture-rich-hometown of Oconomowoc. We are currently planning a joint concert with the Oconomowoc High School Bands for this fall in the newly built Oconomowoc Performing Arts Center.

Each year, the band’s spring concert features a community organization as the benefactor of a portion of the concert proceeds. This spring, as in many years past, proceeds will benefit ACAP, the Waukesha Adaptive Community Approach Program. It’s mission: “ We encourage people with disabilities to achieve their highest potential and acquire life-long skills which will enable them to become contributing and valued members within their communities.” The concert will feature a French Horn solo, by one on our local high school juniors. The Annual Autism Society of Wisconsin Conference: May 7-9, 2009

With the recent Autism Awareness Day, this blog will be something close to my heart, area schools, Wisconsin, and programs for children with Special Needs.

A big question in the minds of parents with children is the quality of education offered from their local school. This uncertainty increases when one has a child needing special services. Southeastern Wisconsin, especially Waukesha and Jefferson Counties have taken considerable steps to providing services for these types of children.

Wisconsin Autism Society has many chapters for education and support. The Annual Autism Society of Wisconsin Conference will be held at the Kalahari Resort & Convention Center in Wisconsin Dells from May 7-9, 2009.

Local Golf Courses are open in Southeastern Wisconsin!

Make it a day and go to the Naga-waukee Golf Course off Maple Ave in the town of Delafield. You can stop for coffee at Panera Bread and then off to play 18 holes of golf on the course. After your round you could stop at Water Street Brewery for dinner. If you want atmosphere on the waterfront The Golden Anchor is right on Maple Avenue with casual dining. I admit that I’m a sucker for new technology. Never one for reading the directions, I usually tend to grasp the new gadget and try it out, expecting to fall into the “expert mode” by barraging those around me who have “superior knowledge” of the particular device with a steady stream of “How do I do this?” questions. This always poses the risk of a steep learning curve, but I’m an all in it, kind of gal. I had a Macintosh Quadra years ago that would capture VHS video onto your computer…very cool…so as to eliminate the ol’ glue stick process for photos, on real estate flyers. I carried around a purse size, hand held recorder to jog my memory of the most recent FSBO’s (For Sale By Owners). I couldn’t be bothered with pulling over and jotting down an address. I moved my way up into the “bag phone” (Now I’m dating myself), and ultimately the cell phone. I believe I’m on my 4th phone (recent purchase a Blackberry). I have more than one desktop pc and a very cool laptop, complete with a the wireless card.

Now I’m blogging, facebooking, twittering, chirping and tweeting. I may be at risk for “twitter thumb”! Mind you, I’m always all over my teen age kids about “putting down the electronics”, to have a face to face conversation. I do realize, however, that a phone with a dead battery, can make you twitchy!

My husband is the opposite of me when it comes to grasping the technological age. It must be a latent “cave man” gene. He’s all about using the essentials, however, when his work day is done, he does not want to twitter, browse the internet for old friends, answer a cell phone or the home phone for that matter, or scour various resources for the latest popping news. He’s about a nice glass of red wine while watching his beloved Brewers, in the “Man Cave”. “Where’s the excitement, the fun, the obsession?”

Why am I talking about this, you may wonder? I am setting out to discover whether or not my enthusiasm for all things new and different will be worth the time that it takes to actually be involved in the process of “electronic connection”. Will my opinions, quips and tweets about the happenings in my local, regional and national real estate market be read by anyone? Will my knowledge about the market assist someone who’s on the fence about a home sale or purchase? Will someone discover the fabulous lifestyle that awaits in Lake Country Wisconsin by reading this blog? Who knows? But for someone who lives with teenagers and a semi-evolved, self professed “Cave-lover”, touching base for conversation and knowledge is as Martha Stewart says, “A Good Thing.”

I hope that you will find my additions interesting and helpful. In the meantime, while I transition over to this site, you can read some recent posts about Oconomowoc news on my personal blog.

It's all about monthly payments...

When I started in real estate in the mid-90’s interest rates were pretty stable, fluctuating between 7 and 8%. Real estate agents and mortgage lenders thought those rates were GREAT. Apparently buyers and sellers did too, since home owners were selling and buyers were buying. Well, guess what – interest rates are now PHENOMINAL!! I just saw a posted rate of 5%, which is actually up a tic from the 4.875% I noted last week. Oh my gosh! Over the last 10 years I have refinanced my home 3 TIMES to get my current rate ….Now you can buy a home for a still lower rate. What does that mean? It’s all about monthly payments.

Suppose you fall in love with a home for $250,000. For simplicity’s sake, you can afford the traditional 20% down, and have a good credit rating (KEY to qualify for the best rates).

*Note – only loan principle and interest are included in payment information above.

The difference in monthly payments is disposable income! Money to spend on vacations, a new car…….whatever! It can mean that you qualify to buy more house – either in size, features or location - than you will be able to when rates increase again to 7-8%. If you are selling your home now, this difference in monthly payments means more buyers qualify to buy your home. A definite plus on both sides!

The Preserve at Hunter’s Lake

Southeastern Wisconsin has many wonderful places to live, however, if you are looking for one of the most spectacular places to live, you will want to check out “The Preserve at Hunter’s Lake” in Ottawa, Wisconsin.

Waukesha County

Waukesha County is full of fun filled attractions for your entire family and is located 30 minutes from Milwaukee. Did you know that Waukesha County has 77 lakes? These lakes provide many hours of fantastic fishing, boating, swimming, skiing, sailing and beaches. In addition, you won’t need to travel far for a fireworks show on the 4th of July. Many of the lakes have their own fireworks display. What ever your lake desire, we have just the place for you. If you are an outdoorsman, you will find plenty of space in the over 200 acres Waukesha County has for riding horses, hiking, biking or just walking one of the many trails. Like the fine arts, don’t worry, Waukesha County has you covered. Located in Waukesha County you will find the Waukesha Symphony Orchestra, Carroll Players, Waukesha Civic Theatre, Waukesha Choral Union and summer outdoor concerts at the Les Paul Band Shell, which is located in Cutler Park in the City of Waukesha and lastly, Oconomowoc also has concerts at City Beach. As you can see, Southeastern Wisconsin has many outstanding restaurants from fast food to ethnic cuisine. So get in your car and take a ride because there are several great destinations to see.

5 Quick Tips To Selling Faster

You have decided to sell the home and wonder to yourself, “What do I have to do to make sure my home sells quickly?” Here are five quick tips to make sure your home does not become ‘stagnant’ in the market.

  1. Clean and organize your home. Remove all the clutter. If you need assistance with what is ‘clutter’ I can assist you with this. A clean home, even if it is dated, is more attractive than an updated home that is messy.


  2. Air fresheners, scented candles and plug-in’s are not to be used when showing a home. Many buyers are either allergic to these products or find them offensive. Almost all buyers think you are hiding a noxious odor. The reaction I have seen over the past 22 years of selling does not warrant their use. If you have a pet odor that you are trying to eliminate plug-ins are not the answer.


  3. Make sure all maintenance issues are resolved before you actively market your home. Buyers will determine how well you take care of your home by how well you take care of the little things. Issues like loose caulking around a tub, dirty furnace filters, broken doorbells, scratched front doors, windows that need cleaning,–you get the idea, are turnoffs for a buyer.


  4. Make sure your curb appeal is appealing. Poorly maintained lawns, heaving sidewalks, overgrown bushes don’t give the prospective new homeowner a real warm fuzzy feeling as they make their way to the front door.


  5. Price your home according to the market. This is probably the number one reason why homes do not sell today. The sellers expectation of “what they want” or “need” compared to the market value are often times significantly different. My job as a professional is to give you the market data and guidance as to what price your home is realistically worth in today’s economy.

If Money Is So Tight, How Come We are Selling Homes?

If we are to believe the news media, no one is able to get money and thus buy a home. But if that’s true no one told us about the shortage of money. I have not found that money is difficult to obtain, however the restrictions are a little more realistic than they used to be. For example Freddie Mac (the government) now charges a 3/4pt “Delivery Fee” on loans. Outrageous you say? Well if you have more than 25% down towards the purchase price the fee can be waived, IF your credit score is reasonable. Now I can remember a time, way back, when you had to have a 20% down payment otherwise you just did not get the loan. What we really are experiencing here in our market is a contraction from some very liberal lending policies to a more normal lending pattern. What are Bank REO Properties?

It happens often enough that real estate does not get sold during a Foreclosure Sale/Sherif Sale, because no bidder was willing to meet the minimum price requirements. When this happens, ownership of the property goes to the foreclosing lender and becomes real estate owned or REO. The new owner will quickly try to pay off all outstanding debts, such as taxes and association fees, remove any third party tax liens and evict anyone occupying the property. Also they sometimes make necessary repairs and cosmetic improvements may be carried out to prepare the bank REO properties for a quicker sale.

Tips and Advice

When your Realtor approaches a bank or financial institution, make sure they are aware of what motivates them in the sale of their REO Properties. Most banks are looking for a quick sale because they do not want to manage real estate and they want to reduce carrying costs. In other words a delayed closing may be a deterrent. Hanon's Celebrate 50 Years!

2009 marks the 50th year of The Hanon Family and their involvement in Real Estate. In 1959 Sy Hanon started his own company called Sy Hanon Real Estate—“We Buy, Sell or Trade” was the motto then. When WWII came to an end Sy started a grocery store in downtown Delafield, aptly named “Hanon’s Supermarket. Business was good back then and Sy, Maryon (my grandmother) and their son Dwayne, lived upstairs in the “penthouse” as Grandma would call it. The penthouse was really just a small apartment. Times began to change after the war and larger grocery stores started to emerge. As the story goes, one day Grandpa was picking up some fresh produce and he stopped in front of a large Milwaukee grocery store and commented to my Grandmother, “Well Maryon, I think our days as a small grocer are over” With that Sy began his Real Estate career. Sy Hanon Real Estate quickly became, Hanon Inc. Realtors with the addition of their son Dwayne. Fast forward to the late 80’s and Real Estate was changing quite fast. Dwayne joined with Shorewest Realtors (Wauwatosa Realtors) and soon Glenn followed in 1991. Can I Avoid Foreclosure?

In Wednesday’s edition of the Wall Street Journal the paper pointed to an ominous sign on the horizon with respect to foreclosures across the United States. You can read the full article here. According to Kerry Grace the articles author, many of the larger banks voluntarily suspended some of their foreclosure processes while they awaited the bailout money. The resumption of the foreclosure process could add an extra burden to the already soft real estate market. If you find yourself in an otherwise difficult situation and foreclosure may be your final option, wait. There are some other alternatives that we can discuss before you throw in the towel that will not only protect your credit score but can make it less difficult to buy another home. Round and Round We Go

The finishing touch for the City of Oconomowoc’s Wisconsin Avenue road project is the round-about. Recently I was taking aerial pictures of our fair city and snapped a few quick ones of the focal point of downtown. I must admit at first I thought the roundabout would not work very well, but using it almost daily it sure makes travel through this part of the city much quicker and easier. The Oconomowoc Rotary Club (of which I am a proud member) is donating a sizeable amount of money for the sculpture that will be displayed in the island of the roundabout, which is now the gateway to the city. Just west of the roundabout you will come upon the beautiful bricked city hall that houses the police department, mayor’s office and many other departments. For those of you who are unfamiliar with roundabouts the city has instructions posted on their website on how to use the new (old) interchange. So much is happening in Lake Country and especially in Oconomowoc—a great place to live, work and have fun!

This Is Not Your Father's Middle School

In the fall of 2008 Oconomowoc unveiled their two new middle schools, Silver Lake Intermediate and Nature Hill Intermediate Schools. Keep Your Gutters Clean!

Plan to clean gutters at least twice a year—more if the roof is directly beneath trees. But only take on this task if you know you can work safely from a ladder or the roof. If your roof is higher than a single story, you’re better off hiring a professional.

Here are easy steps for keeping your rain gutters clear and flowing smoothly during a rainstorm, By doing so, they protect siding, windows, doors, and foundations from water damage and help prevent flooding in basements.

If you’re comfortable working from the rooftop and your roof has a very low pitch, this can be easier than working from a ladder. But only do this under extremely safe conditions. Never work on the roof in wet, icy, or windy conditions, and never lean over the edge or work near power lines.

When cleaning gutters, wear heavy work gloves to protect your hands since gutters often have sharp metal parts and wear non-slip shoes, also wear safety glasses.

1) Starting at a drain outlet at the low end of a gutter, use a narrow garden trowel to scoop out loose debris, working away from the drain outlet. For a easier cleanup later, you can scoop the debris into a plastic garbage bag or a 5 Gallon bucket.

2) Blast out the gutters with a hose Using an on-off high-pressure nozzle mounted at the end of a water hose, wash out each length of gutter, working toward the drain outlet. This can be a messy job; try to avoid splattering mud all over your house.

3) Clear obstructions in drain pipes If water doesnt’t drain freely through drain pipes, try flushing debrisdown them with the hose. If that doesnt’t work, use a plumber’s auger (snake) to free and pull out debris from the bottom.

Relocating to Wisconsin?

When transfering to Wisconsin one may be apprehensive about finding a home or a community that will make them feel comfortable. Can we find a home that will be what I’m looking for? Will it be nicer/larger than my current home? What will it cost?

One may have interests in golf, boating, fishing, or biking. Finding a community that makes you feel comfortable is just as important as the home one lives in.

If golfing is your activity there are numerous opportunites in both public and private courses. Lining both sides of the I94 corridor is Brookfield Hills, Willow Run, Western Lakes, Nagawaukee, and Pagonica. A mere 3 and a half miles to the south off Hwy 83 is The Legend at Brandybrook, an 18 hole, newer, private golf course community that challenges even the most acomplished professional. The community exists with stately homes, a clubhouse, pool, tennis courts, and exercise facility. Four miles to the north off Hwys 16 and KE is Bristlecone Pines . A community larger than The Legend, also with tennis courts, a pool, and clubhouse. Both of these clubs are private although one does not need to live in the neighborhood to belong to either club.

Boating and fishing can be done at one of the 120 Lakes in the Lake Country area. Lakes such as Pewaukee, Nagawicka, Okauchee, LaBelle, the Nemabins Upper and Lower and the Nashotahs Upper and Lower, are quite plentiful and have public access. Most have public ramps and some have life guards at the beaches.

The glacier-drumlin trail provides scenic trials for the avid rider.

Homes range in price from the low hundred thousand to several million. Their style, age, and size vary as well. The school districts are ranked as some of the best in the country.

Buyers are NOT coming to buy your home!

Okay, okay, that’s what headlines are supposed to do—get your attention. But here is the real deal with buyers today—cash in hand, no home to sell, ready to buy today. When that perfect buyer walks through your home, they are not coming to buy your home. Yes it is true. Why you might ask? Here is the Aha moment. The buyer is most likely looking at 30-35 homes, one of which is yours. They cannot buy 35 homes so what they are doing is ranking each home that they see compared to the list of items, location, amenities, whatever their list is, and they are crossing off homes on the list that don’t measure up. If your home does not have enough of the items that they are looking for then they will most certainly strike it from the list. But wait there’s more….My job as a listing agent is to assist you with what “hurdles” we can remove for that perfect buyer (or not so perfect buyer) If we can remove enough “hurdles” or objections to your home, then we have a better chance of attracting the buyer. Here is a classic example that I have heard over the 22 years of selling Real Estate. The sellers carpeting is worn or outdated and instead of replacing the carpet the seller says something like, “I can just give the buyer a credit and they can pick the color that they would like” Well that might sound reasonable, but when I suggest a color for the carpeting I wasn’t thinking of something that only 5% of the market might want. I would select a carpet that 90-95% of the market wants. Besides if it is a hassle for the seller it is a bigger hassle for the buyer. Remember we have to be removing obstacles to the sale not adding them! Lake Geneva Living

As I look out onto the Lake in Lake Geneva, it gives me a serene feeling.

I watch as the ducks dip there heads into the water to find food, some fisherman fishing off of the shore. If you ever just want to sit and think, there is not a better place to do it than to sit on one of the benches along the walkway, and just relax. There is so much to do in this little town, and the visitors here should never get bored. Just look around, the library is just steps away from the lake. Inside the library there are picture windows overlooking the lake, as you sit and read. Across the street from the library are restaurants for any taste. There are sandwich places, breakfast places, ice cream places. The shops here in Lake Geneva are exquisite, and each one is unique. So why wouldn’t anyone want to visit here, or even transfer here from a bigger city? I sure cannot think of any reason. Get away from the hustle and bustle. Do your heart some good, and just relax.

How Pricing Your Home in Today's Market Could Save You Money and Time!

The statistics below show single family homes sales during the last 6 months of 2008 in the $400,000 - $500,000 price range. (Not your price range? In this instance the difference between selling in 60 days or less and one that takes more than 9 months is almost 5%. With an average original list price in this price range of $487,045 this equates to a $24,532 loss.

Even comparing some simple numbers for those homes that sold in less than 60 days to those that sold in more than 60 days we find some striking comparisons. Homes that sold in less than 60 days averaged a sales price of $447,093 in an average of 37 days. Home that sold in more than 60 days averaged a sales price of $439,635 in a little more than 188 days. One average sellers waited an extra 5 months to receive almost $8000 less.

Waterfront Revitalization in Oconomowoc

I just attended a meeting yesterday in which the city of Oconomowoc presented their plans for the revitalization of the waterfront in downtown Oconomowoc. The specific area of interest is the boardwalk behind Wisconsin Avenue along Fowler Lake. If you are a resident of Oconomowoc you may want to stop by city hall and take a look at what is being proposed. The planners would like the future green space/ park turn more into a destination area rather than the current use. From what I could see the plans look outstanding and more importantly if the city can pull this off I think they will succeed in making this area a destination. What I liked most about the presentation was the realization that the city leaders realize that there are some things (larger capital improvements) like the Fowler Lake Revitalization are projects that the city must tackle. This will help the business’ along Wisconsin Ave thrive. The plan is a longer range plan with a possible completion in 2018. That seems like a long way off, but in today’s economy maybe a little time from actual implementation may not be a bad thing. A BEAUTIFUL DRIVE HOME – WATERVILLE ROAD/OTTAWA

Wow, when you live in the country, you are truly blessed. On my way home this evening, the sun was shining bright and I had the most relaxing drive home. As I headed south on Hwy. 67, I was amazed at how fast they seem to be coming along on the new Aurora Hospital. Next, I heard the roar of thunder as I passed the Harley Davidson shop. As I continued on my journey, I was reminded of all of nature’s beauty. I noticed the ducks playing in the stream. I then turned onto Hwy. 18, and observed several people walking on the Drumlin Bike Trail, of course, many with their furry friends. Finally, I turned onto Rustic Road/Waterville Road, and I was reminded of why I live where I do. I had to stop the car as a squirrel decided to dart across the road, and as I looked into the field, I noticed several deer were out looking for food in the fields, when a mother doe and her fawn crossed the road to join the others.

One needs to count their blessings when they live in the Lake Country Area of Waukesha County, WI. If you are looking for something fun to do, please take a drive down Rustic Road. I know you will enjoy the sounds and sights that nature has to offer, not to mention how beautiful a drive it really is!!

Building wealth the real estate way....

Realtors all over Metro-Milwaukee are telling you that NOW is a great time to buy. Believe it or not, it is not because they are starving and need a sale. Historically, real estate is not a get rich quick investment, contrary to all the speculators in the marketplace going into 2005! Even in a market of falling prices, there is money to be made over the long term. Perhaps I can help you understand how wealth is created in today’s market, based on a podcast I recently listened to by Steve Harney, a well known real estate economist.

Perhaps you spent $400,000 for your home at the height of the market. You would really like to move into a larger, more expensive home costing $600,000, but are concerned that you will lose too much in the sale of your current home to justify the move. Check out the illustration below - you will see that over the long term, you will actually GAIN WEALTH by making the move now:

Price you paid: $400,000
Price will sell today (-15%): 340,000

You lose $60,000 by selling now, right? Ouch! Consider, however, that the larger home you are purchasing has also depreciated in value.

Value of new home at height: $706,000
Price in today’s market(-15%) 600,000

You gain $106,000 by buying the larger home in this depressed market - thus you end up with a net gain in wealth of $46,000 RIGHT AWAY. ($106,000 devaluation in purchased home less $60,000 devaluation in home you sold = gain in value of $46,000.)

t helps me to put it another way: think cash. In the old market, the new house would have cost you $706,000 - 400,000 (proceeds of sale of your home) = $306,000 cash to buy the new house. To make the same move today, it will only cost you $600,000 - 340,000 (sale proceeds) = $260,000 cash - you save $46,000 CASH by moving now!!!

There’s more! Look into the future; think long term. If you stay put, your home will not appreciate as fast as the home you want to buy:

Value of current home: 340,000
Increase 5-7 yrs (+15%) 391,000

If your home appreciates 15% over a 5-7 year period, your wealth will increase by $51,000. However, look what happens to the larger home:

Purchase now 600,000
5-7 years from now (+15%) 690,000

Your net worth has increased by $90,000. $90,000 if you move, - $51,000 gain if you stay = $39,000. Therefore, it actually costs you $39,000 in lost wealth to stay put!

If you decide to make the move today, in 5-7 years your overall wealth has increased by the $46,000 that it would have cost you for the same home in a good market, plus, the larger appreciation in value of the new home of $39,000, for an overall wealth building amount of $85,000!!! Now that’s wealth building the real estate way…

It’s like meeting the writer face to face. Blogging is so personal! It creates a connection between the writer and the reader. Therein lies the value of “social networking” to my business: it gives me the opportunity to go beyond merely telling you what I do, and to allow me to share with you who I am. How to lose over $19,000 on the sale of your home!

If you live in the Lake Country area of Waukesha County in Wisconsin, you may be interested to know how overpricing your home could cost you thousands of dollars. The statistics below show single family homes sales during the last 6 months of 2008 in the $200,000 - $300,000 price range. (Not your price range? The stats show that sellers who priced their homes competitively and sold it in less than 60 days received on average almost $20,000 more than sellers who overpriced their home and sold in more than 60 days.

In this instance the difference between selling in 60 days or less and one that takes more than 9 months is over 8%. With an average sales price in this price range at $246,332 this equates to a $19,707 loss.

Even comparing some simple numbers for those homes that sold in less than 60 days to those that sold in 60 or more days we find some striking comparisons. Homes that sold in less than 60 days averaged a sales price of $248,223 in an average of 20 days. Home that sold in 60 or more days averages a sales price of $245,110 in a little more than 145 days. One average sellers waited an extra 4 months to receive over $3000 less.

When pricing your home make sure that you are comparing apples to apples and comparing original list prices to sale prices when considering where to price your home.

Performing Arts Center in Oconomowoc

Lake Country has a new and exciting Arts Center and if you have not been here for a show you are really missing something special. My wife and I attended the performance of “Guys and Dolls” this past month and the entertainment was outstanding. Tomorrow night, the OAC (Oconomowoc Arts Center) will be showcasing “Leahy’s Luck,” an Irish troupe with great Celtic music and Irish dancing. I know that there are tickets still available so you won’t be disappointed by the show or the venue. It is really unbelievable that we have talked for so many years about having a real theater in Oconomowoc- but now it is here. I was awestruck with the beauty inside. The handsome wood paneling, the stage with a full orchestra pit and 750 very comfortable chairs, this is important for some shows that are longer. But what makes the OAC so special is that it is here right in the heart of Lake Country and available for all of us to use. Don’t wait- go and see the jewel in Oconomowoc!
