I love this article from the Wall Street Journal because it reports what we have known in the market for some time. With the supply of distressed homes rising in our area there is no shortage of a low priced home. Many of these distressed homes need lots of work inside to bring them back to a “market ready” condition. So if you are competing with these homes why not make your home look the best? And that is the focus of this article. A seller needs to price the home competitively, but how do you compete with homes where the price seems to be in a free fall? Staging, painting and positioning your home so that it is compelling in price and appearance is a must in today’s market. I often will tell my clients that when a buyer schedules an appointment to see your home they are not coming to buy your home.(I often get puzzled looks when I say this.) The buyer is coming to cross your home off their list! Most buyers today will be looking at 30-40 homes before they make their offer. They generally have a list in mind of what they want in a home. If they walk through your home and the carpet is stained, or you have old wall paper up and the avocado colored toilets and sinks are functional but you prefer not to replace them, guess what? The buyer is moving on. In some cases you will
have to do more work but let’s be honest for a moment; you don’t want to do the work because it is a hassle, so why would the buyer want to do the work? Wisconsin has generally fared better than the rest of the country due to our more conservative roots when it comes to wild spending and reckless mortgages. However according to a recent report by Realty Trac, Wisconsin has had a bumpier road than what we would expect. Nevada, Arizona & Florida are the top three states with the biggest issue in the foreclosure arena. Our neighbor to the south, Illinois comes in at #9 on the list of states with severe problems and the cheesehead state ranks #19! I was surprised by this factoid. According to the report over 35,000 properties received filings for foreclosure in 2009. That is up 78% over 2008 and 190% over 2007. For the savvy buyer today who buys real estate, the stories around the water cooler in five years will be, “I wish I would have bought in 2010, what was I thinking?” Interest rates are still very low and the inventory is perfect!

Ahh it’s summer and the weather is finally nice, there is so much fun to enjoy. The apartment is not that bad we can get by in this studio unit. I know I have saved some money for a house but after all I have the summer to enjoy and once fall is here we will buckle down and look for a house, I know I qualify for that $8,000 first time home buyer credit….If that sounds like you can I give you a different perspective? The first time home buyer credit is available IF you are living in the new house by December 1, 2009 NOT by the end of the year as many people assume. Chances are if you are taking advantage of the credit you may also be obtaining a FHA loan. Here is where it gets messy. FHA loans right now are bottle-necked in the system for the current buyers. Many of the FHA transactions are taking at least 60 days to slug through the system. Chances are that when you decide to start looking you are not going to buy the very first house you see, which means that you may spend a month (at a minimum) looking for that right house.
So let’s do a little reverse planning. You need to be in your new house on November 30th. The processing time for your loan can take 60-75 days from the time you had an accepted offer. Assuming that you close the day you receive the loan commitment (typically this does not happen) this puts the offer day at September 16, 2009!! If it takes a month to find the house you will need to start looking August 16th! If everyone waits until August 16th to start looking for a house, can you imagine what the backlog at FHA will look like then? If you are serious about using the first time home buyer credit you need to be out looking for that home TODAY. Waiting may cost you $8,000. The ‘soft’ grand opening for the condos at Pabst Farms was a huge hit. Scores of agents toured the beautifully furnished model home. You have decided to sell the home and wonder to yourself, “What do I have to do to make sure my home sells quickly?” Here are five quick tips to make sure your home does not become ‘stagnant’ in the market.
Clean and organize your home. Remove all the clutter. If you need assistance with what is ‘clutter’ I can assist you with this. A clean home, even if it is dated, is more attractive than an updated home that is messy.
- Air fresheners, scented candles and plug-in’s are not to be used when showing a home.
Many buyers are either allergic to these products or find them offensive. Almost all buyers think you are hiding a noxious odor. The reaction I have seen over the past 22 years of selling does not warrant their use. If you have a pet odor that you are trying to eliminate plug-ins are not the answer.
- Make sure all maintenance issues are resolved before you actively market your home. Buyers will determine how well you take care of your home by how well you take care of the little things. Issues like loose caulking around a tub, dirty furnace filters, broken doorbells, scratched front doors, windows that need cleaning,–you get the idea, are turnoffs for a buyer.
Make sure your curb appeal is appealing. Poorly maintained lawns, heaving sidewalks, overgrown bushes don’t give the prospective new homeowner a real warm fuzzy feeling as they make their way to the front door.
- Price your home according to the market. This is probably the number one reason why homes do not sell today. The sellers expectation of “what they want” or “need” compared to the market value are often times significantly different. My job as a professional is to give you the market data and guidance as to what price your home is realistically worth in today’s economy.

In the fall of 2008 Oconomowoc unveiled their two new middle schools, Silver Lake Intermediate and Nature Hill Intermediate Schools. The School District quite frankly hit a home run with the two intermediate schools–first, for their great locations and second, for the stunning style that each school displays. As you can see from the picture each school is loaded with great residential architecture.
